Using a Listing Agent that knows how to Sell!

Now is the time to sell your home!  The low inventory in the Nashville area and surrounding cities makes it the perfect time to sell and the low mortgage interest makes it a great time to buy....a double whammy!  Sellers are seeing they are walking away with more equity than they imagined.  Of course, that all starts with an agent that knows the market, how to get your home prepared to go on the market, knows how to advertise & market the property with systems in place to get maximum exposure!  An agent that has the connections with other agents who have the clients ready to buy, lists it at the right price & doesn't just stick a sign in the yard and put it on the MLS and call it a day is the best agent to have on your side and walk you through the process!  

That's just a few of the great things I can do for you!  You don't want an agent to list it and wait.......I get out there and get it SOLD!  With my experience of owning a High End floor care business for over 24 years before we retired from that industry, it gave me the knowledge & a vision for being able to prepare homes to go on the market since I worked with designers my whole life and high end clientele.  

I have an amazing professional photographer that knows how to photo homes in the perfect light, but doesn't make the home look "better" than it will in person.  He captures the beauty of every room and shows off the home in the best way possible.  People come to see my listings and tell me that my photography shows the homes perfectly.  I want the "WOW" effect.....not the "Oh Wow this looks nothing like the pics!"  I never have understood why pictures that are taken are changed to look better than what someone will see in person or they make sure not to capture any negatives because that will be a let down and it really upsets people once they have taken the time to come and see it in person.  This is why I prepare the house by guiding my clients ahead of time on what to do or change so we can get the home in the best shape before listing it.  And I also have my Hubby & Son do a 360 video tour, which is great for anyone moving here from out of state.  I've sold many homes from having the 360 virtual tours on my listings because people can walk through on line as if they are in the home.  You will see the good, the bad and the ugly, so you are not able to hide anything.....so, preparation is a MUST!  

I'm told I am a hard worker (actually called the energizer bunny....ha), so I make sure to get my listings out there on line, the MLS (where I write the story), in person as I network with other agents (I am President of our Sumner County network of Womens Council of Realtors), talk to potential clients at Bluegrass Yacht & Country Club where we are members, on my website, social media, make calls and utilize many other avenues for marketing listings in todays market.  

This year I was referred to a client that had her home on the market for over 7 or 8 months with another agent.  She was so frustrated that it hadn't sold.  I went to have a listing consultation with her and as she said "You didn't sugar coat anything".....ha.....no, I tell you like it is so that we can get it sold, but only if you listen!  She took my 2 page "to do" list and went to work at getting it prepared and I came by to look at things and advise her on what to do over the next few weeks.  So, the day it went live we had more showings than she had the whole time.  We had multiple "good" offers and the one that bought it was all cash and 2 week closing.  The buyer had originally called me as soon as it went live on the MLS and he found my website with the 360 Video tour and told me he loved it.  His agent brought his son, who lives here to look at it the next day and the rest is history.  When you have the right marketing in place it makes a difference in getting it sold!  I then went to help her find her forever home and she is beyond happy, which makes me happy!  You need an agent that has the passion to help and the vision for what needs to be done......and I sure do love what I do so that is a major plus!
